Why is my property listed on this page?

Your property appears here because the City’s Code Compliance Department or Building Inspector has identified conditions that may be unsafe, deteriorated, or out of compliance with city ordinances. A formal hearing is required to determine what corrective action is needed.

Does this listing mean my property will automatically be demolished?

No. Posting a notice does not mean demolition is already decided. The City Council will review the inspection report, hear from the owner, and determine whether repair, securing, or demolition is the appropriate action.

How was I notified about my hearing?

State law requires the City to send notice by certified mail to all owners and lienholders and to post the notice on the property. This webpage is an additional tool for transparency but is not a legal requirement.

What happens at the hearing?

The City Council will review the building inspector’s report, photographs, and case file. Property owners have the opportunity to speak, show progress, or provide a plan for repairs. After discussion, the Council will issue an order.

What options can the City Council order?

The Council may order one or more of the following:

  • Repair of the structure

  • Securing the structure

  • Demolition and removal

  • A compliance plan with deadlines

  • Other actions necessary to protect public health and safety

How much time do I have to make repairs if ordered?

Generally, property owners are given 30 days to complete required repairs unless the Council sets a different timeline based on severity and safety factors.

What if I disagree with the Council’s decision?

Owners and lienholders have the right to appeal the Council’s order to District Court within 30 days of the date the order is issued.

What happens if I do not comply with the order?

If the owner fails to repair, secure, or demolish the structure within the deadline, the City may perform the work through a contractor and place a lien on the property for the costs.

Will a lien affect my ability to sell the property?

Yes. Liens must be paid in full before the property can be legally transferred or sold.
